Tennis Courts Updates: the Board has requested quotes from various tennis court resurfacing contractors. It is the plan to undergo the resurfacing fall or late spring of 2024.

- Board's Discussionary key items for 2022-2023 were:
- Landscape Contract Continuation: Remains with Creative Cuts. Unfortunately, with the rising costs for parts, fuel, labor, etc. we are experiencing an increase in the budget due to park maintenance, cost of fuel & labor.
- Property Management Contract Continuation: Remains with Russell Property Management, into 2nd year no changes.

- Items:
- Discussion amongst attendees regarding the increase in costs, concerns over contracts & reasons why, operating costs questions noted on utilities & requesting an understanding of what those costs were.
- Due to the absence of the President at the meeting, some answers to questions could not be immediately addressed. A written explanation of all concerns were subsequently addressed via email to all meeting attendees. A request for a copy can be made by using our contact form.

- Board's Discussionary key item for 2021-2022 are as follows:
- Volunteer Board member replacement discussion: After 19 years of service, we owe our deepest thanks and appreciation to Tracey Allen who has served as our faithful Treasurer. Tracey is resigning end of June, and we will have an opening on the HOA Board for Secretary.
- Landscape Contract: we have changed landscape contracts for 2021-2022, and the awarded landscape firm is Creative Cuts, for a 1 year term at which point we evaluate and continue the agreement or source replacement via bids.
- Property Management Contract: Secondly, after many years of self-management, it is the Boards decision and direction that it is at this time in our history to transition the BPHOA to contract with a professional Property Management firm. This step will be beneficial in the long term management support that is necessary in order to promote the continuity and level of care we have experienced up to this point. The contract to the awarded firm, Russell Property Management (RPM) will be effective July 1, 2021 and run for one year; it is self-renewing if no cancellation is provided in writing prior.

- A motion raised to vote on volunteer new homeowner Steve Weathers for the Office of Secretary to the Board and motion passed.
- A motion was raised to ratify the budget. All present voted Yes with support by proxies and 0 sustaining; budget was passed.
- A motion was raised to adjourn as there was no other discussion or business items at hand. Meeting adjourned.

- Board's Discussionary key item for 2020-2021 area as follows:
- Tennis Courts & Keys – were resurfaced in 2019 and we now have Pickleball lines added for duo play on one court. It is a great game for all ages and level of players, please take advantage of learning a new sport! The tennis court has beginner’s painted/shorter court lines for our youngsters and new players. Keys are provided to all homeowners and/or associate members. Homeowners will receive 1 key per household and an “Orange” lanyard with a key & ID attached. Associate Members will receive 1 key per household and a “Yellow” lanyard with an ID card attached, designating they are a member for that particular year in which they have paid. We are requesting that all members please attach the colored lanyard to the tennis court gate while the courts are in your use. This will facilitate to identify your membership. Any members without a registered key and lanyard, please contact us prior to the Annual Meeting, we will bring one for you to sign for at the meeting.

- A motion was raised to ratify the budget. All present voted Yes with support by proxies and 1 sustaining proxy; budget was passed.
- Discussion surrounding COVID and the additional service provided to the neighborhood by Rock Springs Catering & Food truck, is very well received and folks appreciate the ability to be serviced at the BPHOA park.
- A motion was raised to adjourn as there was no other discussion or business items at hand. Meeting adjourned.
